Eiffage Construction delivers "Lignes" in Colombes, a residence with a contemporary and assertive design, a real technical challenge for our teams

Eiffage Construction delivers

Located in the heart of Colombes, the Lignes residence is part of the urban renewal programme for the Arc Sportif mixed development zone. Left derelict following the departure of the Thalès company, the 18 hectares of land located in the immediate vicinity of the A86 motorway were ideal for the creation of a new residential area by 2024. On behalf of ALTOA Promotion, our Eiffage Construction teams have delivered a contemporary property development in this future district, with real thermal performance and a host of technical challenges.

Mission accomplished for our Eiffage Construction teams, who at the end of June 2023 delivered a residential building with over 5,300 m2 of living space, comprising 84 flats (R+12), 1 basement level and 1 ground-floor shop.

Our site teams faced a number of challenges. In addition to decontaminating the construction area, the project was carried out in a PPRI (flood risk) zone. As the site was located in a flood zone (in the bed of the Seine), all the technical rooms in the basement were protected by watertight doors. The pile foundations also gave our teams a hard time, as they were very deep: between 8 and 20 metres, and up to 1 metre in diameter.

What's more, the project is located on a SEVESO-listed site (risk of overpressure), which had a major impact on the dimensions of the external joinery, capable of withstanding the blast in the event of an explosion (2.80 m wide by 2.30 m high) with reinforced glazing weighing 200 to 250 kg.

From an architectural point of view, the building's facade, finished in roughcast with a colourless stain, gives it an imposing, contemporary and unique architecture. The building's "massiveness" is softened by the presence of balconies (20m² on average per dwelling, with spans of 3.70 to 4.20 m), which combine reflection and transparency, offering open-air outdoor spaces with panoramic views over the whole of Paris and the La Défense district.
 
Particular attention has been paid to the lighting of the façades at nightfall, to reinforce the unique character of this development and allow the architecture of the project's undersides to be appreciated as a veritable sixth façade.
 
The development is aiming for RT 2012 - 10% environmental certification, offering future residents low-energy consumption homes.
 
Work on this project will have taken 24 months, 3 months ahead of the contractual deadline (thanks to our in-house technical capabilities and our ability to anticipate issues with a long-standing customer). Well done to our teams for this fine project!
