Eiffage Construction wins its first housing renovation programme on the outskirts of Lille, using techniques adapted from the EnergieSprong approach

On 12 June 2023, Eiffage Construction and its partners Trace Architectes, Verdi Bâtiment (fluid and structural engineering), Kalea (asbestos engineering), Citéo (social steering) and Tech Off (off-site construction solutions) signed a design-build contract with social landlord Vilogia (via GIE SEPTALIA) for the refurbishment on an occupied site of 173 homes in three municipalities on the outskirts of Lille: 99 homes in Roubaix, 56 homes in Tourcoing and 18 homes in Bondues.

The aim of renovating these individual homes is to improve their energy performance. The project is part of a sustainable development approach validating EnergieSprong E=0 for 88 homes, and BBC Effinergie Rénovation for 85 homes. The architectural proposal is in keeping with the identity of each site, respecting the ABF (Architecte des Bâtiments de France) perimeter, while offering a renewed image.
 
Created in 2012 in the Netherlands, the EnergieSprong approach involves renovating a dwelling so that it is energy neutral, i.e. it produces as much energy as it consumes. To achieve this, the thermal shell of each dwelling will be replaced, with the installation of space-saving, low-noise technical equipment to reduce energy-related costs. Residents will be supported by two full-time project managers.
 
Completion is scheduled for the end of 2025. An optimised phasing of the works will enable Eiffage Construction to complete the works in 19 months, thanks to the organisation of the teams into two worksites run in parallel. 70 site workers will be working at peak times to carry out the works, which will include: treatment of the building envelope, in particular the installation of external thermal insulation of the walls, replacement of the external joinery and repair of the roofs, as well as refurbishment of the wet rooms in the dwellings.
