Major refurbishment of a ten-storey office building in the heart of the 15th arrondissement by Eiffage Construction

As part of an ambitious renovation project launched following a call for tenders issued by SCI ACM COTENTIN (Assurances du Crédit Mutuel), our teams are hard at work on the Pasteur-Cotentin site in the heart of the 15th arrondissement of Paris, close to the Gare Montparnasse. The object of the renovation: an office building on the corner of boulevard Pasteur (no. 88-90) and rue du Cotentin, topped by a residential building above the two floors of offices. Designed in 1972, the building has undergone a number of alterations and now has a number of obsolete features. The aim of the project is to harmonise the built volumes by conserving and optimising the existing structure, following a number of demolitions and extensions. Work began in August 2023 and is scheduled to last 24 months.

This refurbishment project, managed by Eiffage Construction as general contractor, with Goyer as co-contractor responsible for the façade package, involves a complete overhaul of the building's technical installations, architectural elements and envelope. The aim is to create an environmentally and energy efficient building that complies with the latest regulations in force. Ultimately, the renovated building will provide modern, environmentally-friendly office space for future tenants.

On completion, the complex will comprise around 16,000 m² of floor space spread over several levels. It will consist mainly of offices, service areas (including catering, meeting rooms and archives) and an ERP area including a business centre and sports facilities. The complex has four levels of infrastructure and ten levels of superstructure.

In terms of construction methods, the project involves demolishing the existing technical terrace, building a new accessible terrace, demolishing the existing verticals to create lift cores and stairwells, and demolishing 3 floors to create a new double-height patio.

In addition, an extension to the Pasteur area (east) is planned, along with reinforcement of the foundations using micropiles.A new post-and-beam steel structure will be erected to support the new double-skinned block façades with solid wood modelling. Radiant metal ceilings, reused technical floors and green space and roadway projects (including the creation of various terraces and accessible, planted gardens) complete this ambitious renovation plan.

At its peak, the site will employ nearly 200 site workers.

The project is in line with Eiffage Construction's commitment to sustainable development.

The building will be designed to HQE Bâtiment durable 2016 Excellent and BREEAM Excellent standards. It will carry the OSMOZ, Biodivercity ABCC and BBCA Standard labels.Low-carbon concrete will be a priority on the project, and as many materials as possible will be reused. Features such as radiant ceilings, double-skinned aluminium façades and solid wood façade modelling will be used.

The social aspect of the project is also taken into account, guaranteeing 8% of hours dedicated to professional integration.
